Our Real Estate Practice
We work closely with buyers and sellers of residential or commercial real estate, from the negotiation of terms through the closing. Once you have come to an agreement on the sale or purchase of real property, we will prepare all the documents necessary to successfully complete the transaction, including the buy-sell agreement, deeds, mortgages, notes or other financing instruments, easements or restrictive covenants. We will take all necessary steps to clear title, so that you take the property free of liens or encumbrances. We will carefully review the closing statement for accuracy and will appear on your behalf at the closing.
We also handle residential and commercial real estate litigation, such as:
- Quiet title actions: If a claim is made against property based on a lien or other encumbrance, we will help you obtain a legal determination of ownership.
- Foreclosure proceedings: We represent borrowers who seek to avoid home foreclosure. See our page on home foreclosure workouts to learn more.
- Title insurance claims: If you paid for a policy of title insurance, only to subsequently learn of an unknown and undisclosed cloud upon your title, we will help you take the steps to recover any losses.
- Mechanics liens: We represent parties in legal actions based on liens filed by individuals or companies that have provided improvements on the property.
- Probate or family law disputes involving property: If real estate is part of a marital or decedent's estate, we can help you settle any disputes involving ownership or transfer of the property.
